NASHVILLE, Tenn. — Greater Nashville’s commercial real estate market continues to see major investments, with new financing for a North Nashville data center, a luxury condominium development on Music Row and fresh leasing activity at a historic downtown office tower.
The latest transactions also include the upcoming opening of a luxury fitness and social club in Wedgewood-Houston.
Nashville Data Center Secures $164 Million Loan
According to an article in Nashville Business Journal, a Denver-based developer, RadiusDC, secured a $164.1 million loan for its 12-acre data center development in North Nashville, according to Metro property records.
The financing, provided by an entity affiliated with Toronto-Dominion Bank, supports a 102,500-square-foot facility at 2902 Brick Church Pike, near Trinity Lane.
Construction began in 2025, with completion expected in 2026.
The investment comes amid growing controversy surrounding data center development in Nashville. Public opposition has intensified following proposals by DC Blox to construct two data centers near the Nashville Zoo.
RadiusDC acquired its property and began construction before the latest wave of opposition to data center projects.
Music Row Condo Project Receives $23.6 Million in Financing
A proposed luxury condominium development on Music Row has secured $23.6 million in construction financing.
The Mira, a six-story project from Nashville-based Geofferson & Co., is planned for 1100 and 1102 16th Ave. S.
New York-based Urban Standard Capital provided the financing, according to Metro records and a company announcement.
The 75,000-square-foot development will feature 25 condominiums ranging from one to four bedrooms.
Geofferson & Co., led by Geoffrey Sernyak, previously developed the nearby Malvern condominium project.
Historic Downtown Nashville Tower Attracts New Tenants
Downtown Nashville’s historic L&C Tower has secured two new leases totaling nearly 30,000 square feet, providing a boost for an older office building competing with newer developments.
The new tenants include Tampa-based commercial real estate firm Franklin Street, which is relocating from Fifth Third Center, and Nonstop Financial, which is entering the Nashville market.
Foundry Commercial serves as the exclusive leasing agent for the 30-story, 280,000-square-foot building.
The tower is owned by an investment group that includes Torose Equities, Tricera Capital and Merrimac Ventures. The ownership group acquired the property for $50.5 million in 2022 and has since invested in building improvements.
The new leases come as several older downtown Nashville office properties struggle to retain tenants amid competition from newer developments, including Nashville Yards and the Neuhoff District.
Luxury Fitness Club to Open in Wedgewood-Houston
Austin-based luxury fitness and social club Kollective is preparing to open its first Nashville location in Wedgewood-Houston.
A grand opening celebration is scheduled for October 30 at 1400 Third Ave. S., where the company leased approximately 25,000 square feet in 2025.
The upscale club will feature a 13,000-square-foot training facility and group fitness studio, along with locker rooms, a sauna and cold plunges.
Additional amenities will include an E+Rose café, a red-light therapy bed and a podcast studio.
Kollective targets business professionals seeking a combination of fitness, wellness and networking opportunities.
The venture is backed by several prominent athletes and entertainers, including Tennessee Titans defensive tackle Jeffery Simmons and country artist Dasha.
The opening adds another luxury wellness destination to Wedgewood-Houston, a Nashville neighborhood experiencing significant commercial and residential redevelopment.
